Is it a fit

What we lend on, and what we don’t.

Call it hard money, a private loan or a bridge loan; we keep what we lend on narrow on purpose. If your deal fits the first list, send it. If you are not sure, send it anyway and we will tell you quickly.

We lend on

  • Fix and flip purchases, including the rehab budget
  • Bridge loans when you need to buy before you sell
  • Short term financing to reposition or carry a property
  • Houses, small multifamily and small commercial in Salt Lake County, up to $5 million. Most of our loans are between $300,000 and $800,000
  • First time and experienced investors with a clear plan and a clear exit

We don’t lend on

  • Second position, mezzanine or unsecured loans
  • Property outside Salt Lake County (if it is close, ask)
  • Long term or 30 year financing
  • Deals where the numbers only work if everything goes right

In plain English

First position means the loan is secured by the property itself, and we are the first lender to be repaid if it is sold. Bridge loan means a short loan that gets you from one step to the next, usually from buying a property to selling or refinancing it. Both are short term by design: 6 to 18 months, then paid off when you sell or refinance.

How it works

Our investment committee decides, with no loan officer in between. Here is how it goes.

What we need to say yes

  • Property address and purchase price
  • Rehab budget and scope, a contractor bid if you have one
  • Your exit: sell, refinance or hold
  • Your timeline and closing date
  • How much of your own money you are bringing

What to expect

  • Most borrowers bring 15 to 20 percent of their own funds
  • Rates and points depend on the deal and are quoted up front, in writing
  • We underwrite the property and the plan first, then the borrower
  • Questions during the loan go to the same people who approved it

Why borrowers work with us

We own buildings here. We underwrite your deal the way we underwrite our own.

We know the valley block by block

Our team has closed more than 500 transactions in the Salt Lake area since 2013. We have pulled permits, hired contractors and sold renovated property here. That is why we can decide fast and stay with the decision.

The people you talk to are the people who decide

Our investment committee reviews every loan directly. You will not be handed off, and you will not wait for an answer.

Terms do not move at closing

We put the rate, points, term and fees in writing before you spend money on title or inspections. What we quote is what you sign.

We stay in the loan

Draws, extensions and the occasional surprise behind a wall all go to the same people who approved the loan. We have been on your side of these projects.

FAQ

Questions borrowers ask first.

What are your rates and points?

Interest is 10% to 18% per year, plus 2 to 4 points, on terms of 6 to 18 months. Where a loan lands in that range depends on the property, your plan, how much of your own money is in it and how long you need. We tell you the rate, points, term and fees up front and in writing, before you spend anything on title or inspections. Full terms and an example are under Loan terms and costs.

How fast can you really close?

Seven days from approval, and often faster when we already know the property and the deal. Most of the time between approval and funding is title work, not us. Tell us your closing date and we will tell you if it is realistic.

Do I need to have done a flip before?

No. We lend to first time investors who bring a realistic budget, a contractor bid and a clear exit. Experience helps, but the plan matters more.

How much of my own money do I need?

Most borrowers bring 15 to 20 percent of their own funds. The exact amount depends on the purchase price, the rehab budget and what the property will be worth when finished.

Is the rehab budget included in the loan?

It can be. Tell us the scope and budget when you send the deal and we will structure the loan around it.

What does “first position” mean?

The loan is secured by a deed of trust on the property, and we are the first lender to be repaid when it is sold or refinanced. We only lend in first position.

What if my property is just outside Salt Lake County?

Send it anyway. We focus on Salt Lake County because that is where we know the buildings, but we will tell you quickly if we can help.
